Section 16.32.040 Lands unsuitable for subdivision.
The city council may find land to be unsuitable for subdivision
because of potential hazards
such as flooding, land slides, steep slopes in excess of twenty-five (25) percent slope, high water
table, polluted or nonpotable water supply, high voltage lines, high pressure gas lines, aircraft or
vehicular traffic hazards or congestion, or severe toxic or hazardous waste exposure; or because
of unreasonable burdens on the general public such as requirements for the excessive expenditure
of public funds or environmental degradation; or other features which may be detrimental to the
health, safety, or general welfare of existing or future residents. These lands shall not be
subdivided for building or residential purposes unless the hazards are eliminated or will be
overcome by approved design and construction plans. (Ord. 131 (part), 1998: prior code §
